When a home isn’t getting traction, most sellers think:

“We need to lower the price.”

But right now, I’m seeing something different work better:

👉 Small, targeted improvements.

We’re talking:

  • Updated light fixtures
  • Fresh mulch + landscaping
  • Minor paint touch-ups
  • New bathroom mirrors or hardware

These are $100–$500 fixes that can completely change how a home feels online and in person.

And here’s the key:

Buyers react emotionally first… logically second.

If a home feels right, they justify the price.

If it doesn’t?
They start negotiating.

The Mulch Makeover

If your landscaping looks tired after winter, start here:

👉 Fresh, dark mulch in flower beds.

Why it works:

  • Instantly makes the home look maintained
  • Creates contrast and clean lines
  • Boosts curb appeal fast

Impact: One of the easiest exterior upgrades you can do in a weekend


Recipe of the Week

Sheet Pan Sausage and Sweet Potatoes

Ingredients

  • 2 large sweet potatoes peeled and cubed
  • 1 large yellow onion sliced
  • 3 cloves garlic chopped
  • 2-3 tablespoons extra-virgin olive oil or other cooking oil
  • 1-2 teaspoons seasoning of choice (see notes)
  • 16 oz. smoked (or otherwise pre-cooked) sausage cut into 1-inch slices – such as andouille, kielbasa, etc. (see notes)

Instructions

  1. Preheat your oven to 425 degrees F.
  2. Add the cubed sweet potatoes, the sliced onion, and the slivered garlic to the sheet pan. Drizzle with the olive oil (2 tablespoons) and add seasoning on top (1-2 teaspoons; see notes). Toss to coat and spread everything out evenly.
  3. Roast the potatoes, onions, and garlic for 10 minutes. Remove, stir, spread it all back out, and roast for another 10 minutes. Remove, stir (I like using a metal spatula for this), and spread it all back out.
  4. Add the sliced sausage to the sheet pan in between the potatoes, making sure a cut side has contact with the hot sheet pan.
  5. Roast for another 10 minutes, until sausage has browned. Serve.
