Here’s what actually happens:

• Price reductions follow

And once a home sits… buyers start asking:

👉 “What’s wrong with it?”

Meanwhile, homes priced correctly from the start:

• Generate immediate attention
• Create urgency
• Often receive stronger offers

The truth:​
The market doesn’t reward optimism.
It rewards strategy.

The “Smell Test”

This one is simple… but powerful.

👉 Walk into your home after being gone for a few hours.

What do you smell?

• Pets?
• Cooking odors?
• Mustiness?

Buyers notice immediately—even if you don’t anymore.

Quick fixes:

• Open windows (weather permitting)
• Deep clean carpets
• Use light, neutral scents (not overpowering)

A fresh-smelling home feels clean… and clean homes sell.

Recipe of the Week

Ham and Egg Casserole

Ingredients

• 8 large eggs (or use 4 whole eggs and 6 egg whites)
• 1 cup whole or 2% milk
• ½ teaspoon seasoned salt (such as Lawry's)
• 8 ounces diced cooked ham
• 1 cup grated cheddar cheese
• 3 tablespoons very finely diced sweet onion
• Optional garnish: chopped fresh chives or parsley

Instructions

1. Preheat the oven to 350°F. Grease or spray an 8-inch square baking dish with nonstick cooking spray; set aside. Beat the eggs, milk, and seasoned salt together with a whisk in a large bowl.
2. Stir in the ham, cheese, and onion.
3. Pour the egg mixture into the prepared baking dish.
4. Bake for 40-45 minutes, or until the eggs are set and a knife inserted in the center comes out clean. Cut into squares and garnish with fresh herbs, if desired.
