Why?

  • They recognize value quickly
  • They don’t hesitate when something feels right

So when a great home hits the market, they move.

Meanwhile, waiting for “something better” can lead to:

  • Less urgency from other buyers
  • More time on market
  • Weaker follow-up offers

Now, this doesn’t mean you accept the first offer blindly…

👉 It means you evaluate it strategically.

Sometimes the first offer isn’t just an offer…
It’s the market speaking clearly.

The “Hotel Effect”

Want your home to feel instantly more appealing?

👉 Make it feel like a hotel.

Simple shifts:

  • Fresh, neatly made beds
  • Clean, uncluttered surfaces
  • Towels folded neatly in bathrooms
  • Minimal personal items

Why it works:
Buyers don’t want to feel like they’re in your home…
They want to imagine it as theirs.


Recipe of the Week

Fish Tacos

Ingredients

Cornslaw

  • 1/4 cup mayonnaise
  • Juice of 1 lime
  • 2 Tbsp. finely chopped fresh cilantro
  • 1 Tbsp. honey
  • 1 jalapeño, seeds removed if desired, finely chopped
  • 2 cups shredded purple cabbage
  • 1 cup fresh or frozen corn kernels, thawed
  • Kosher salt
  • Freshly ground black pepper

Tacos

  • 3 Tbsp. extra-virgin olive oil
  • Juice of 1 lime
  • 2 tsp. chili powder
  • 1 tsp. paprika
  • 1/2 tsp. cayenne pepper
  • 1/2 tsp. ground cumin
  • 1 1/2 lb. cod or other flaky white fish
  • 1 Tbsp. vegetable oil
  • Kosher salt
  • Freshly ground black pepper
  • 8 corn tortillas, toasted
  • 1 avocado, finely chopped
  • Sour cream and lime wedges, for serving

Instructions

Corn slaw

  1. In a large bowl, whisk mayonnaise, lime juice, cilantro, and honey. Stir in jalapeño, cabbage, and corn; season with salt and black pepper. Cover and refrigerate until ready to serve.

Tacos

  1. In a medium shallow bowl, whisk olive oil, lime juice, chili powder, paprika, cayenne, and cumin. Add cod and toss to coat. Let marinate 15 minutes.
  2. In a large nonstick skillet over medium-high heat, heat vegetable oil. Remove cod from marinade; season both sides with salt and black pepper. Cook fish flesh side down, turning halfway through, until opaque and cooked through, 3 to 5 minutes per side. Let rest 5 minutes before flaking with a fork.
  3. Serve fish over tortillas with cornslaw, avocado, and sour cream alongside. Squeeze lime juice on top.
